This comprehensive guide explores the latest trends in layouts, materials, styles, and essential home features that are becoming increasingly popular in 2025.

1. Layout and Design Trends

The way we use our homes is changing, with more emphasis on flexible spaces and multi-functional areas. Here are the key layout trends shaping new builds in 2025:

  • Open-Plan Living with Defined Zones – While open-plan layouts remain popular, homeowners are increasingly incorporating smart dividers, sliding panels, and level changes to create distinct zones within open spaces.
  • Multi-Purpose Rooms – With remote work and home fitness on the rise, spaces that can function as an office by day and a gym or guest bedroom by night are becoming essential.
  • Indoor-Outdoor Flow – Large bi-fold or sliding doors, covered patios, and garden kitchens seamlessly integrate indoor and outdoor living spaces.
  • Sustainable and Passive Design – Thoughtful orientation, natural ventilation, and thermal mass materials reduce energy consumption and improve indoor comfort.

2. Material Innovations

Eco-friendly materials and smart building solutions are at the forefront of HICL's new build construction. Our clients are prioritising sustainability without compromising on style and durability:

  • Recycled and Low-Carbon Materials – Bamboo flooring, reclaimed wood, and low-carbon concrete are gaining popularity.
  • Smart Glass Windows – Adjustable tint technology helps regulate indoor temperatures and enhances energy efficiency.
  • Natural Stone and Clay Finishes – Adding warmth and texture, natural stone and clay-based paints are becoming preferred choices for eco-conscious builds.
  • Modular Construction – Prefabricated panels and modular sections speed up construction while reducing waste.

But there are much more. Contact us today to find out how we can help.

3. Popular Home Styles for 2025

New builds in Surbiton and beyond are embracing a mix of contemporary and timeless styles that prioritise functionality and aesthetic appeal:

  • Modern Minimalism – This style is characterised by clean lines, neutral colour palettes, and clutter-free spaces. It places a strong emphasis on quality over quantity, focusing on essential design elements that enhance both functionality and aesthetics.
  • Scandinavian Influences – Homes inspired by Scandinavian design incorporate light woods, natural textures, and cosy yet streamlined interiors. This style creates a warm and inviting atmosphere while maintaining a modern and practical approach to design.
  • Industrial Chic – The industrial chic style features exposed steel, concrete elements, and bold lighting fixtures. It adds a raw, urban edge to residential spaces, making a strong statement with its combination of modern and rustic elements.
  • Eco-Urban Homes – The rise of sustainable urban living has led to the popularity of eco-urban homes. These houses often include green roofs, solar panels, and natural insulation materials, reflecting a growing commitment to environmentally friendly and energy-efficient living.

4. Key Room Trends: Kitchen, Bathroom, and More

Kitchen Design Trends

The kitchen remains the heart of the home, and 2025 sees continued innovation in this essential space:

  • Statement Islands – Larger, multi-functional kitchen islands with built-in seating, storage, and tech integrations.
  • Smart Appliances – AI-powered fridges, touchless taps, and voice-activated ovens enhance convenience and efficiency.
  • Bold Cabinet Colours – Navy blue, forest green, and warm terracotta tones are replacing traditional white cabinetry.
  • Hidden Storage Solutions – Pull-out pantries, concealed appliances, and drawer organisers keep kitchens tidy and efficient.

Bathroom Trends

Luxury spa-like bathrooms are on the rise, offering a retreat within the home:

  • Freestanding Bathtubs – A statement feature that adds elegance and relaxation.
  • Walk-In Showers – Frameless glass enclosures and rain showers create a sleek, modern look.
  • Smart Toilets – Self-cleaning and water-efficient designs are becoming mainstream.
  • Natural Elements – Stone sinks, wooden vanities, and greenery add warmth and texture.

Garden and Outdoor Space

Gardens are now an extension of the home, with thoughtful landscaping and entertainment areas:

  • Outdoor Kitchens and Fire Pits – Enhancing alfresco dining and social gatherings.
  • Low-Maintenance Gardens – Native plants and smart irrigation reduce upkeep.
  • Garden Offices and Studios – Fully insulated, multi-functional spaces for work, exercise, or leisure.

Loft and Garage Conversions

Maximising space within a home is a priority, leading to the rise of creative loft and garage conversions:

Loft Living Spaces –  Skylights and bespoke storage make converted lofts practical and stylish. There are several types of loft conversions, each suited to different needs:

  • Velux Loft Conversion The simplest and most cost-effective option, Velux conversions involve adding roof windows without altering the existing structure. Ideal for extra bedrooms or home offices.
  • Dormer Loft Conversion – Adds headroom and floor space by extending the roof vertically. Suitable for creating larger living areas or en-suite bedrooms.
  • Hip-to-Gable Loft Conversion Involves changing the sloped side of a roof into a vertical wall, providing additional internal space. Commonly used in semi-detached or end-of-terrace houses.
  • Mansard Loft Conversion A more extensive conversion that alters the entire roof structure, creating a near-vertical wall and maximising usable space. Ideal for adding multiple rooms.

  • Biophilic Design – Incorporating plants and natural light improves well-being and productivity.
  • Home Gyms with Smart Equipment – Integrated tech and compact workout stations cater to fitness enthusiasts.

5. Cost Trends and Budget Considerations

Understanding cost trends is crucial for budgeting a new build project. Key factors affecting new build costs in 2025 include:

  • Material Price Fluctuations – Supply chain shifts may impact the cost of wood, steel, and concrete.
  • Labour Costs – Skilled construction professionals remain in high demand, influencing overall build costs.
  • Energy-Efficient Investments – While solar panels and insulation upgrades have upfront costs, they reduce long-term energy bills.
  • Smart Home Integrations – Voice-activated lighting, security systems, and automated climate control are now considered standard in modern new builds.

Case Study of Full EWI with Brick-Slip Finish, 1950s, End of Terrace in Chessington
by Andi Drishti 22 July 2025
Client Brief: The owners of this 1950s end-of-terrace property in Chessington were preparing the home for the rental market. With poor insulation and solid external walls, the property was expensive to heat and failed to meet the EPC requirements for private lettings. The client wanted to upgrade the property’s energy performance without compromising the original brick appearance. Our Solution: Home Improvements & Construction Ltd installed a full external wall insulation system using 110mm insulation boards. To maintain the character of the home and meet planning preferences, we finished the project with a premium brick-slip render system. This provided the visual effect of a traditional brick façade while delivering modern thermal benefits. We assisted the client in applying for local energy retrofit funding and provided full documentation, including before-and-after EPC assessments, compliance certificates, and detailed U-value calculations. The installation was managed entirely by our in-house team, including scaffolding, waste removal, and access coordination. Outcome: The property achieved an EPC rating of C, which met all current standards for rental properties. Heating and hot water energy usage was significantly reduced, making the home more attractive and cost-effective for tenants. The brick-slip finish matched the neighbouring homes so closely that passersby were unaware any insulation work had taken place. The project was delivered on time and within the agreed budget, providing long-term energy savings and visual continuity for the neighbourhood. Client Feedback: “HICL delivered exactly what we needed. The finish is indistinguishable from the original brickwork, and the insulation has made a huge difference in comfort and compliance. The whole process was smooth and professionally managed. I would absolutely recommend HICL for external wall insulation in Chessington.” This energy retrofit in Chessington shows how external wall insulation can meet modern efficiency standards without compromising a property’s original charm. If you are a homeowner or landlord in Chessington, New Malden, Surbiton, or surrounding areas and are looking to upgrade your property’s performance while maintaining its appearance, contact Home Improvements & Construction Ltd to learn how our bespoke insulation solutions can help.
