Loft Conversion and Refurbishment in Tolworth

HICL step in and get it done

Introduction

Back in 2019 Sanjay first contacted HICL as he was unhappy with the lack of progress on his loft conversion. The work had begun almost three months prior but as yet, there was very little in the way of structure in place. Living locally, Sanjay had seen a number of similar projects being carried out by HICL and decided that he needed a company that was going to get the job done.

The Story of Sanjay and Brooke

When Sanjay asked us to take over his build, time was of the essence as his wife Brooke was expecting their fourth child and the extra space was vital. Along with the loft build, they asked us to carry out a first-floor refurbishment and within 4 weeks of beginning the project, the work was done. Fast forward a year and Sanjay and Brooke had upsized to a new home in Berrylands and didn’t hesitate to call HICL for their building requirements, once again.

The Challenge

The new family home needed a complete overhaul and having already experienced a rapid and successful loft conversion with us, Sanjay and Brooke wanted to create this addition to their new home too. With a family of 6 under one roof, the work was going to be a challenge, so shortly after starting, Sanjay made the decision to move the family into a local hotel, so that work could progress without restrictions. When the family returned to their new home after two weeks away, the whole house refurbishment was complete. Impressed once again with the speed and quality of the work, Sanjay and Brooke submitted their plans for the loft, making sure that HICL would be able to return in a few months to complete their home.

Why Sanjay and Brooke Chose HICL

Initially, Sanjay had decided to go with a company that had promised to deliver the build he wanted, at a very competitive rate. However, experience taught him that competitive doesn’t always equate to good value and a few months into his build, he felt forced to change company. Having seen how HICL got to grips with the partially started loft conversion at his previous address, it was not surprising that Sanjay and Brooke turned to HICL again when they moved house and needed a quick turnaround to create a home for their family of six!

How HICL Responded

It was very important to begin Sanjay and Brooke’s initial build in a timely manner, as they had already become disillusioned with the process. Once we had agreed to take on the existing project, we began work the following week and always dedicated a minimum of 5 tradesmen on the job, in the early stages of the build. We also provided Sanjay with our timeline spreadsheet so he could track the milestones of the build and be proactive in bringing materials to site that he was supplying. This early interactive working relationship helped to settle the couple’s nerves about taking on new builders and once they could see the progress on site alongside the quality of the build, they felt very reassured.

The Results

Sanjay and Brooke have now used HICL on two separate occasions, once to get their existing home ready for sale and based on their positive experience, again to modernise and extend their new family home. This home now has a brand new addition of a master bedroom with walk in wardrobe and ensuite shower room in the loft extension that we built and the whole house has benefited from a complete overhaul including extensive refurbishment and redecoration.

Case Study of Full EWI with Brick-Slip Finish, 1950s, End of Terrace in Chessington
by Andi Drishti 22 July 2025
Client Brief: The owners of this 1950s end-of-terrace property in Chessington were preparing the home for the rental market. With poor insulation and solid external walls, the property was expensive to heat and failed to meet the EPC requirements for private lettings. The client wanted to upgrade the property’s energy performance without compromising the original brick appearance. Our Solution: Home Improvements & Construction Ltd installed a full external wall insulation system using 110mm insulation boards. To maintain the character of the home and meet planning preferences, we finished the project with a premium brick-slip render system. This provided the visual effect of a traditional brick façade while delivering modern thermal benefits. We assisted the client in applying for local energy retrofit funding and provided full documentation, including before-and-after EPC assessments, compliance certificates, and detailed U-value calculations. The installation was managed entirely by our in-house team, including scaffolding, waste removal, and access coordination. Outcome: The property achieved an EPC rating of C, which met all current standards for rental properties. Heating and hot water energy usage was significantly reduced, making the home more attractive and cost-effective for tenants. The brick-slip finish matched the neighbouring homes so closely that passersby were unaware any insulation work had taken place. The project was delivered on time and within the agreed budget, providing long-term energy savings and visual continuity for the neighbourhood. Client Feedback: “HICL delivered exactly what we needed. The finish is indistinguishable from the original brickwork, and the insulation has made a huge difference in comfort and compliance. The whole process was smooth and professionally managed. I would absolutely recommend HICL for external wall insulation in Chessington.” This energy retrofit in Chessington shows how external wall insulation can meet modern efficiency standards without compromising a property’s original charm. If you are a homeowner or landlord in Chessington, New Malden, Surbiton, or surrounding areas and are looking to upgrade your property’s performance while maintaining its appearance, contact Home Improvements & Construction Ltd to learn how our bespoke insulation solutions can help.
