Project Overview:

Home Improvement & Construction Ltd undertook an extensive whole-house rebuild project in Watford, transforming a dated property into a modern and durable home. This challenging and rewarding project highlighted our expertise in overcoming complex structural challenges while maintaining clear communication and delivering a home tailored to the client’s vision.


Client Engagement and Planning

Our relationship with the client began in June 2022, following an introduction by a mutual connection. While initial discussions progressed smoothly, the project experienced slight delays due to local authority planning requirements and the need for an arboriculture report. The quoting process was straightforward and an agreement was reached with the client after just a couple of face to face meetings.  This project involved a complete rebuild requiring bespoke elements such as windows, doors, and a custom staircase, which is something that we always offer at HICL at the highest specifications.

Despite all of the above considerations, the project officially began in February 2024, with a detailed plan and an estimated timeline of 20 weeks.


Execution and Challenges

Throughout the project, we encountered several unexpected challenges that required innovative solutions and adaptability:

    1. Large and Heavy Structural Beams:
       The size and weight of the required structural beams posed logistical challenges. To address this, we assembled a large team on-         site, equipped with specialised tools to safely and efficiently install the steel beams.


    2. First-Floor Extension Material Upgrade:
        Although the original plans specified a timber structure for the first-floor extension, we opted to use 9” breeze blocks. This material          was chosen for its enhanced strength, durability, and resistance to movement, providing a more robust solution for the client.


    3. Roof Design Improvement:
       The original plans included a traditional steel roof structure, but we recommended switching to a truss roof design. This adjustment         not only simplified construction but also created additional interior space, better meeting the client’s needs.


Timeline and Adjustments

Throughout the whole 20-week project we ensured that the home was habitable by the agreed move-in date. By prioritising key elements of the project, we met this important milestone, allowing the client to enjoy their new home on schedule.

Despite the challenges and adjustments, the project was successfully completed to the highest standards. The client’s rebuilt home is not only structurally sound but also modern, spacious, and tailored to their preferences. Our proactive communication, incorporating regular site visits and weekly online meetings, coupled with our ability to adapt to unexpected issues, ensured that the client’s priorities were always met.

Our Solution: Home Improvements & Construction Ltd installed a full external wall insulation system using 110mm insulation boards. To maintain the character of the home and meet planning preferences, we finished the project with a premium brick-slip render system. This provided the visual effect of a traditional brick façade while delivering modern thermal benefits. We assisted the client in applying for local energy retrofit funding and provided full documentation, including before-and-after EPC assessments, compliance certificates, and detailed U-value calculations. The installation was managed entirely by our in-house team, including scaffolding, waste removal, and access coordination. Outcome: The property achieved an EPC rating of C, which met all current standards for rental properties. Heating and hot water energy usage was significantly reduced, making the home more attractive and cost-effective for tenants. The brick-slip finish matched the neighbouring homes so closely that passersby were unaware any insulation work had taken place. The project was delivered on time and within the agreed budget, providing long-term energy savings and visual continuity for the neighbourhood.
